Approximately 1.75 acres currently zoned A2 with rezoning application process underway to rezone [subject to city approval] to “I-2” along with four other nearby properties.  The City of Kelowna has currently designated this properly as IND – Industrial in 2040 OCP and some similar properties to the West on Appaloosa have already successfully completed a rezoning to “I-2”. Price is firm and based sale closing before June 20, 2024 in as is condition with the buyer responsible for all future costs of rezoning including without limitation all bonding, city fees, roadworks, civil, utility connections etc.  The current single-family home is rented for $3400 per month.
The City has drafted a Servicing Agreement [available by request].  The City was issued the drawings for the road works required to be completed for the rezoning. City approval for these drawing are not received at this time.  Once a Servicing Agreement is signed by the property owners and the city and the the road work drawings are returned as approved by the City then the matter will be brought to city council for their consideration. Zoning will be subject to constructing all works and completing the land exchange with a proposed subdivision registration for the 2 end cul-de-sac lots. Shallow utility designs are not obtained at this time and will require further coordination with FortisBC, Shaw, Telus and Fortis Gas prior to construction.
